End Of Lease Cleaning

What is End of Life Cleaning? According to the terms of an end of a lease arrangement, a tenant is expected to move out of the home on a certain date before the lease is complete. This is commonly referred to as the end of life cleaning. It's a thorough and detailed cleaning of your rental property to prepare it for the inevitable sale or exchange.

When you decide to sell your property, you will need to pay a price for it that is fair to both you and the buyer, plus any cleaning fees or deposits required. Your goal when performing end of life cleaning of your property is to make it as appealing to potential buyers as possible. Here are some tips that will help you finish off the cleaning job efficiently and smoothly.

The first step in completing the cleaning project is the signing of the lease arrangement. Be sure to provide all parties involved with all the information you provided. Include details of what the cleaning is to include, the cost of the work, and when it should be completed. You might want to have a contract drawn up prior to beginning the cleanup to be used as a reference at the time of the closing. Be sure to keep a copy of it for your files.

Next, take apart each piece of furniture and clean the upholstered areas, including the upholstery of your couch, loveseat, chair, and other pieces of furniture in the entire home. Make sure to vacuum and sweep the carpets on a regular basis to remove all dirt and debris. If there is any mold or mildew, remove it by using bleach and wiping it off thoroughly. If you have stains on the fabric, use a solution of water and laundry detergent to get them out as quickly as possible.

If your home has wallpaper, start by removing it from the wall and carefully vacuuming the area, using a vacuum attachment. Next, use a soft cloth and sponge to clean all loose paint, stains and blemishes on the wall and floor, and walls. Once it's cleaned up, apply one or more coats of latex paint sealant to protect it from moisture and humidity during the rest of the cleaning.

For the floors and carpeting in the entire home, apply a thick coat of latex paint on the floor in small sections where you plan to install new carpeting. Apply the coating to both sides of the room at least six inches away from the walls. Allow it to dry before installing the new carpet.

Another important task of end of life cleaning is removing old carpet, rugs and furniture, which will be moved to another location if the current owner chooses to do so. All of these items should be removed and disposed of properly. They may also be disposed of professionally if the owner prefers to do so. If you can't do it yourself, find a local moving company that specializes in home removals.

Finally, finish the cleanup by repainting the room and any surrounding spaces to match the new decor. After this is done, use protective coatings and cleaners to prevent staining or discoloration. Vacuum the entire area before moving the furniture back into the room.

The last thing you'll need to do is finish cleaning the interior of your new living area. You'll want to prepare the room for any possible tenants who will soon occupy it by making sure all of your appliances are working, the flooring is nice and clean, and the room is in good repair.

Then, remove all furniture from your room and then set it up for the new tenants, preferably with the furniture placed on a new bed and mattress. Place the linens on top of the floor, and lay down an extra mattress for guests to sleep on. It's also a great idea to have a few stuffed toys on the floor, just in case the tenant needs a night's sleep while their new home is being set up. Finally, give each tenant a clean and new tote bag and put all of their belongings into it.

End of lease cleaning is easy and affordable, and requires only the basic knowledge of home repair and maintenance. The best part is that your investment in time and money is well worth it! Once everything is in place, you will not have to worry about replacing your items again!
